The price of Pelham NH homes increased quite a few notches compared to February. Prices jumped an astounding 100k!  Days on Market and number of homes started to pick up this month,with the average DOM at 42 days, homes are selling faster. When comparing to Pelham Home Sales March 2013, we see that the number of homes sold is higher, but prices and DOM are still similar, just a little higher last year. When comparing this data to January and February, we see the following:

Salem NH Home Sales Report for March 2014

Salem NH home sales number has been maintained its from last month’s number of sales, and selling price also went up by quite a few compared to last February’s prices.  Days on Market had a significant increase from last month. . Overall, the number of homes sold was a lot better last year, signifying that sales are on the rise. Days on Market, and price were both a lot better this year than last: March 2013 home sales. When comparing this data for Salem NH real estate in January and February, we see the following:

Congratulations to the seller and the agent!

Windham NH Homes Sold March 2014

Windham NH homes sales number are the same but prices marked up, AND the Days on Market decreased significantly compared to last month.  Compared to March 2013 Windham sales, the number of sales was about the same and Days on Market dropped from 89 to 39 this year and average price sold was about the same, just a little lower this year though . It’s interesting to note that this month’s average SOLD price is above the list and that is due to several new construction homes that each sold significantly above the list (probably due to the upgrades/additions to the standard builders model.) Overall, Windham has 34% of the total inventory with an accepted offer, which is almost the same as Salem’s (30%). When comparing this data for February and January, we see the following:

Salem NH home sales number has dipped compared to last month’s number of sales, and selling price also went down 2 notches compared to last month.  Days on Market  while the inventory is low (overall numbers increased to 127  from 122 in January). Overall, the number of homes sold was a lot better last year, Days on Market, and price were both a lot better this year than last: February 2013 home sales. When comparing this data for Salem NH real estate in January and December, we see the following:

The price of Pelham NH homes decreased significantly in February.  Days on Market and number of homes deteriorated as much as 3 times compared to the previous months.  (Of course that could be partly due to the fact that 1 of the homes is a new construction, while the other two are older homes).  When comparing to Pelham Home Sales February 2013, we see a lower sales price and number of sales, and a significantly higher number of days on market compared to a year ago.  When comparing this data to January and December, we see the following:

Windham NH Homes Sold January 2014

Windham NH homes sales number increased and prices decreased a little, AND the Days on Market were slightly improved compared to last month.  Compared to January 2013 Windham sales, the number of sales and Days on Market are improved, but the average price is a little lower. It’s interesting to note that this month’s average SOLD price is above the list and that is due to the 3 new construction homes that each sold significantly above the list (probably due to the upgrades/additions to the standard builders model.) Overall, Windham has 33% of the total inventory with an accepted offer, which is almost the same as Salem’s (34%). When comparing this data for December and November , we see the following:

What was the “Deal of the Month”?

This 1985 colonial has 5 bedrooms and 3.5 baths in 2616 sf of living area with 7 garages on 5.39 acres.  Originally listed for $329,900, this property sold for $335,000 in 5 days.  Congratulations to the seller and agent (as it was a short sale too!)
