Pelham Homes Sales Report for February 2015
The price of Pelham NH homes has increased significantly in February. Days on Market and number of homes deteriorated as much as 2 times compared to the previous months. (Of course that could be partly due to the fact that 1 of the homes is a new construction, while the other two are older homes). When comparing to Pelham Home Sales February 2014, we see a lower sales price and number of sales, and a significantly higher number of days on market compared to a year ago. When comparing this data to January and December, we see the following:

Pelham Totals: 49 active, 22 under agreement (71 total) which shows a negligible increase in the number of homes on the market compared to last year
2014 Totals: 47 active, 24 under agreement (71 total)
2013 Totals: 46 active, 17 under agreement (63 in all)

For the buyer: Lot 12 Aspen Drive, originally listed at $556,000, this home sold for $513,000. This recently built home is almost brand new with 4 bedrooms, 2.5 bath, with 2,493 sf living area.
For the seller: 9 Heath Stone Drive, originally listed for $277,700, this home sold for $278,000. Considering that this home was built in 1970 this ranch home has 5 bedrooms and 2 baths in 2,440 sf with 2 capacity garage on 1.70 acres. Congrats to the listing agent and the seller!
