Pelham Homes Sales Report for October 2014
The price of Pelham NH homes increased in October compared to the last 3 months as well as the number. Compared to last year the sold price has increased significantly while the days on market dipped. When comparing to Pelham Home Sales October 2013, we see a higher sales price, about the same number of sales, and longer number of days on market compared to a year ago. When comparing this data to September and August, we see the following:

Pelham Totals: 60 active, 36 under agreement (96 total) which shows a 34% increase in the number of homes on the market last year (2013)
2013 Totals: 40 active, 23 under agreement (63 total)
2012 Totals: 53 active, 20 under agreement (73 in all)

For the buyer: 278 Windham Rd, originally listed at $319,900, this “flipped property” sold in 96 days for $264,900. This home is a completely rehabbed 1958 cape with 4 bedrooms, 1.5 baths, and no garages with 1519 sf living area on a .69 acres.
For the seller: 1107 Bridge St, originally listed for $100,000, this bank owned home sold for $125,000 in 10 days. This 1952 built ranch home has 2 bedrooms and 1 baths in 1104 sf with 3 garages on 3.38 acres. Congrats to the listing agent and the seller!
