The price of Pelham NH homes is on an upswing, if you look at the numbers for the past two months, the numbers have steadily risen, this month homes have sold real quick, with homes just averaging 14 days in the market. A big drop from the previous two months! Surprisingly homes also sold for what sellers have been asking for or close to it. When comparing to Pelham Home Sales June 2013, the numbers don’t lie, homes have sold quicker and at a higher price, but buyers still make purchases, which would indicate an upswing for the 3rd quarter of this year. Here is a comparison of the previous months and last years. In May and April, we see the following:

But Homes are selling faster with an average of 20 DOMS. As you can see the the steady incline from 2 to 3 months ago. An increase in inventory which is seasonally likely in the coming summer months may slow further price increases as well. When comparing this data for April and May, we see the following:

Salem NH home Home sales in Salem has seen the most steady increase in home sales. With its average listing and sold prices as well as Days on the Market having a consistent rise since the start of the year. The increase in inventory which is seasonally likely in the coming summer months may slow further price increases as well.  As you can see with the comparative analysis from the last three months April and May Ave. Sold and Ave price has been in the 270k to 300k range, proof that the market in Salem is stable and the trend will continue till the end of summer. This June, more than half of homes sold, were sold for the listing price or more. Compared to June 2013 both are about Identical. Below are the comparisons from last year and two months ago:

When comparing to Pelham Home Sales May 2013, list and sold prices are relatively higher,  making last years DOM a few notches lower, but compared to DOM’s for the past two months, homes are of the market quicker. Windham NH homes A significant increase in the numbers was seen this month. From around 300k range sales and listing price jumped to the 500k range. It can be attributed to improving weather as it releases pent-up demand. DOMS have significantly drop compared to April’s. May 2013 Windham sales, is a completely different story, the number of sales has a huge discrepancy, but has a lower listing price and sales as well.  Days on Market show a huge difference with homes selling faster this year.  When comparing this data for April and March, we see the following:

Salem NH home Home sales in Salem has been the most consistent, as compared to Windham and Pelham, this year. Since January 2014 number have risen and fallen but not in a significant manner. As you can see with the comparative analysis from the last three months April and March, Ave. Sold and Ave price has been in the 240k to 280k range, which shows that the market in Salem is somehow stable. This May though, more than half of homes sold, sold for the listing price or more. Compared to May 2013 numbers up except for the DOM, which can be attributed to the lower sales price.
