Dracut Homes for Sale and SOLD April 10th- May 10th 2012

Dracut home sales numbers just about doubled this month compared to last month with approximately the same price point.   Notable is that 5 of the 22 homes that sold had a price drop of $40,000 over the time of the listing and 4 homes sold at or above the list price!  Sales price was similar to last year as well, and the number of homes sold was up 33% compared to April/May 2011.  When comparing this data to the previous 2 months:  March/April and February/March, we see the following:

What was the “Deal of the Month”?

For the buyer, 16 Upland St - this short saled colonial was listed for $159,900 originally and sold for $100,000 with a wait time of  3.5 months for the lender approval.  This home built in 1986 has 3 bedrooms, 1.5 baths, no garage and 1344sf of living space on .19 acres.

For the seller, the best deal of the 4 that were at or above list price was 255 Patricia Lane, this north Dracut colonial was listed at $349,900  and sold for $360,000 in just 2 days.  This home was built in 1977, has 4 bedrooms, 2 bath in 2720 sf of living area with 1 garage on .60 acres.  Congratulations to the seller and their agent!

The number of Methuen home increased again this month as did the prices compared to a month ago.  Overall, volume and price was a little higher compared to last year:  April/May 2011.  When comparing this month’s data to March/April and Feb/Marchwe see the following:

What was the “Deal of the Month”?

For the seller, 97 Ashland Ave, this colonial was listed for $179,900 and sold for $182,400 in 9 days.  This home is 3 bedroom, 1.5 bath with 1670 sf of living area was built in 1920 with 2 garages and is situated on .09 acres of land.  Congratulations to the seller and agent!

For the buyer, 12 Paris St, this split entry home built in 2005 was listed for $235,000 and sold for $175,000 as a short sale.  Although it had an offer in just 37 days, the second buyer waited from November 14th to April 13th to close on the home.  This home has 2 bedrooms and 2.5 baths in 2300 sf of living area with 2 garages on .29 acres.

Pelham Homes Sales Report for April 2012

The  Pelham NH home sales jumped up a bit in number and dropped slightly in price.  When comparing to Pelham Home Sales April 2011, it’s interesting to note that the number of homes sold is the same and the days on market was a bit less.  When comparing this data to March and  February,we see the following:

For the buyer: 14 Independence Drive, originally listed at $379,900, this home sold for $292,500 in 343 days.  This home is a 1970 colonial with 4 bedrooms, 3 bath, and 2 garages with 2576 sf living area on a 2.76 acres on a dead end street.

For the sellers: 11 Simpson Mill Rd.  This bank owned property took 112 days to sell, listed at $139,900, it sold for $141,000.  This 1974 built ranch has 3 bedrooms and 1 baths in 1008 sf with no garages on 1.03 acres.  Congrats to the listing agent and the bank.

Salem NH Home Sales Report for April 2012

Salem NH home sales increased slightly in number and price in April compared to March, but look at the BIG DIFFERENCE in the days on market!  (Believe me, I felt it during a couple of multiple offer situations in the last several weeks.)  A WHOPPING 30% are under agreement of the whole inventory – see below!  Compared to April 2011 Salem Home Sales, we saw unusually high prices last year for the month and a low number of home sales.  When comparing this data for Salem NH real estate in March and February, we see the following:

Looking at these numbers, we see that the 30% of the inventory is under agreement !  WOW!  A continuation of last month’s successes!

What was the “Deal of the Month”?

For the buyer: 18 Liberty St. Originally listed at $219,900,  111 days later it had an accepted offer of 158,000! This bank owned raised ranch, in need of a new septic system, was built in 1971 with 3 bedrooms, 2 baths and 2 garages, it has 1,184 sf of living area on .74 acres of land.

For the seller:  50 Centerville Drive.  Listed at $154,900, this bank owned ranch had an accepted offer in 29 days at $165,000.  This home, built in 1964, has 3 bedrooms, 1 bath and no garage in 960 sf of living area on .28 acres. Congratulations to the agent and bank!

Windham NH Homes Sold April 2012

Windham NH home sales dropped a bit in price and number since March, but competition for homes was FIERCE! Compared to last April 2011 Windham sales , prices were similar, but days on market now is much shorter and the sold/list price much tighter!  Overall, Windham has 18% of the total inventory with an accepted offer… compared to the Salem NH market which has 41% right now!  When comparing this data for March 2012 and February 2012, we see the following:

That was the “Deal of the Month”?

For a buyer of a Windham NH home, the DEAL was:  21 Stonehedge Rd, near Searles Rd.   This colonial built in 1997 has 4 bedrooms and 3 baths in 2312 sf of living area with 2 garages on 1.90 acres.  Originally listed for $425,000, this property sold for $395,000 in 182 days.  (Not a great discount compared to the last 12 months of “Deal of the Month”!)

For a Windham NH Home seller, the “biggest” winner was 35 Emerson Rd, on the east side of Rock Pond.  This colonial, also built in 1997, has 2 bedrooms and 2 baths in 1400 sf of living area with no garages on .23 acres and right on the water!  Listed at $315,000, this property sold in 2 days for $320,000.  Congratulations to the seller and their agent!

Pelham Homes Sales Report for March 2012

The  Pelham NH home sales stayed pretty steady in number and price, but decreased for days on market.  When comparing to Pelham Home Sales March 2011 the price difference is significant and the days on market was more.  When comparing this data to February and January,we see the following:

For the buyer: 32 West Shore Drive, originally listed at $144,900, this bank owned home sold for $114,900 in 93 days.  This home is a 1956 bungaloo on Little Island Pond with 2 bedrooms, 1 bath, and no garages with 979 sf living area on a .29 acres on a dead end street.

For the sellers: there were THREE HOMES that GOT their asking price and one that sold for above asking:  69 Dogwood Circle sold in 95 for $289,000 (listed for $285).  This 2001 built colonial has 4 bedrooms and 4 baths in 2440 sf with 2 garages on 1.65 acres with an in-ground swimming pool.  (Here’s another example where a short sale home sold for more than the asking price…)
