Pelham Homes Sales Report for March 2014
The price of Pelham NH homes increased quite a few notches compared to February. Prices jumped an astounding 100k! Days on Market and number of homes started to pick up this month,with the average DOM at 42 days, homes are selling faster. When comparing to Pelham Home Sales March 2013, we see that the number of homes sold is higher, but prices and DOM are still similar, just a little higher last year. When comparing this data to January and February, we see the following:

Pelham Totals: 46 active, 30 under agreement (76 total) which shows a slight decrease in the number of homes on the market compared to last year
2013 Totals: 54 active, 28 under agreement (82 total)
2012 Totals: 64 active, 15 under agreement (79 in all)

For the buyer: 151 Lawrence Corner Rd., originally listed at $310,000 , this home sold for $280,000. This colonial was built in 2008, basically still a young home. With 3 bedrooms, 3 bath, with 2,383 sf living area on a 1.04 acres.Congrats to the buyers for a steal!
For the seller: 50 Monument Hill Rd, originally listed at $409,900, this home sold for $415,000 in just 48 days. Constructed in 2005 this colonial home has 3 bedrooms and 3 baths in 2,903 sf with an attached garage on 2.72 acres. Congrats to the listing agent and the seller!
