Pelham Homes Sales Report for April 2013

The number of Pelham NH home sales jumped up compared to last month and the sold price was nearly the same and the days on market improved slightly.  When comparing to Pelham Home Sales April 2012, we see a higher selling price, equal number of sales, and a significantly better days on market statistic than a year ago.  When comparing this data to March and February, we see the following:

For the seller:  4 Spaulding Hill Rd, originally listed for $364,900, this home sold for $365,000 in 25 days.  This 2005 built ranch has 3 bedrooms and 3 baths in 3016 sf with 2 garages on 1.85 acres and is located in west Pelham, off of Sherburne Rd.  Congrats to the listing agent and the seller!

Salem NH Home Sales Report for April 2013

Salem NH home sales number and price stayed steady and Days on Market dropped compared to February. Special noted:  average home sold only $1,000 under the average list price! :)  Overall, number of homes sold and the Days on Market were about the same as last year , but the price was better compared to April 2012 home sales. 30% are under agreement of the whole inventory – see below!  When comparing this data for Salem NH real estate in March and  February, we see the following:

For the buyer, 11 Westwood Rd originally listed at $579,900, this multi level ranch home had an accepted offer of $500,000 in 63 days.  This home, built in 2002, has 2 bedrooms, 3 baths and 3 garages in 4837 sf of living area on .51 acres and is located on Millville Pond.

Windham NH Homes Sold April 2013

Windham NH homes sales price dropped, and days on market improved, and the number number of sales remained almost equal in April compared to last month, but look at the average SOLD to LIST price!  $10,000 over asking!  Compared to last April 2012 Windham sales, price is about the same as are the days on market, and the total number sold is up a little.  Overall, Windham has 32% of the total inventory with an accepted offer… which continues to be promising!  When comparing this data for March 2013 and February 2013, we see the following:

That was the “Deal of the Month”?

For the seller of a Windham NH Home40 Morrison Rd!  This 1981 built colonial/saltbox home has 3 bedrooms and 3 baths in 2303 sf of living area with 3 garages on 6.22 acres.  Originally listed for $349,900, this property had an accepted offer in 4 days and sold for over the full asking price. at $360,000!  Congratulations to the seller and their agent!

The Pelham NH home sales remained steady compared to last month (if you consider “3″ a statistically acceptable number) but the sold price and the days on market both improved significantly AND the SOLD price was OVER the list price!  When comparing to Pelham Home Sales March 2012, we see a higher selling price, but lower number of sales than a year ago.  When comparing this data to February and January, we see the following:

Salem NH Home Sales Report for March 2013

Salem NH home sales number has stayed steady the last 3 months, but prices spiked this month and Days on Market dropped compared to February. Special noted:  average home sold for OVER the average list price! :)  Overall, number of homes were about the same as last year (including 4 new construction this year), but the price was better and the days on market was not as good compared to March 2012 home sales. A HUGE 35% are under agreement of the whole inventory – see below!  When comparing this data for Salem NH real estate in February and January, we see the following:

Windham NH Homes Sold March 2013

Windham NH homes sales price, and days on market are essentially the same, but number number of sales almost doubled in March compared to last month (of which 3 out of 14 were new construction).  Compared to last March 2012 Windham sales, price is down, days on market is much improved, and the total number sold is up a little.  Overall, Windham has 31% of the total inventory with an accepted offer… which continues to be promising!  When comparing this data for February 2013 and January 2013, we see the following:

This Month in Real Estate – April 2013

Nationally we have a average home price of $173,600, up 11.6% from the same time last year. The average mortgage rate increased to 3.54%  (reported by Freddie Mac).

Dracut home sales stayed steady in number but dropped again in price this month compared to the last 2 months.  We see the days on market has dropped (primarily due to the lack of  new constructionpurchases).  Sales price and the number of homes sold were similar to last year and the DOM were higher than compared to last year:  February/March 2012.  When comparing this data to the previous 2 months: Jan/Feb and Dec/Jan, we see the following:
