Dracut home sales dropped in number and in price a bit this month compared to the last 2 months. We see the days on market is still relatively high, primarily due to the purchases of new construction: 4 out of 22 homes, to be exact! Sales price, the number of homes sold, and the DOM were higher than compared to last year: December/January 2012. When comparing this data to the previous 2 months: Nov/Dec and Oct/Nov, we see the following:

SPECIAL end of the year summary for Dracut homes, comparing 2011 to 2012 shows that the number of homes sold is up 28%! Great news, and the average sales price is up approximately 7.9% (but remember, there were a lot of new construction homes sold in Dadak Estates and others). Take a look at the raw data:

What was the “Deal of the Month”?
For the seller, 16 Payton St- this small ranch was listed for $171.000 and was sold for over asking at $215,000 in just 6 days. This home built in 1961 and has 2 bedrooms, 1 baths, 1 garage and 1194 sf of living space on .33 acres near Mammoth Rd. Congratulations to the seller and their agent!
For the buyer, there are 2 I will mention, one is another large expensive one, like the last 2 months: 209 Jones Ave (off of 113) - this elegant colonial home was listed originally $769,900 and accepted an offer 136 days later for $670,000. Another unique property for Dracut, this home was built in 2002, has 5 bedrooms, 4.5 baths in 5314 sf of living area with 3 garages on 1.4 acres. The other “mentionable” deal for a buyer is 39 Nottingham Rd, a tidy cape, owned by the original owner, listed originally for $299, this 1973 built home had an accepted offer in 189 days and sold at $230,000 after 11 price changes! This home has 4 bedrooms, 1.5 baths in 1512 sf of living area on .56 acres with no garage.
