Salem NH Home Sales Report for October 2015

Salem NH home sales have dropped down to “normal levels”.  Price is a little lower and Days on Market are about the same for the last 3 months! Overall, the number of homes sold, Days on Market, and price are about the same as last year’s, October 2014 home sales. 24% are under agreement of the whole inventory, which is a drop from last month’s of 29%!  When comparing this data for Salem NH real estate in September and August, we see the following:

Pelham Homes Sales Report for October 2015

The price of Pelham NH homes  increased in October compared to the last 3 months as well as the number.  Compared to last year the sold price has increased significantly while the days on market dipped.  When comparing to Pelham Home Sales October 2014, we see a higher sales price, about the same number of sales, and longer number of days on market compared to a year ago.  When comparing this data to September and August, we see the following:

The price of Pelham NH homes has seen a dramatic increase for the past 3 months. making the market on an upswing. Homes have sold at almost the same price they are listed  Compared to last year the sold price increased while the days on market improved significantly as well.  When comparing to Pelham Home Sales September 2014, we see a a exponentialy higher sales price, higher number of sales, and improved number of days on market compared to a year ago.  When comparing this data to August and July, we see the following:

Salem NH home sales dropped down after the new high of 40 sales in July.  Price and Days on Market were about the same for the last 2 months! Overall, the number of homes sold was about the same but the Days on Market and price were better than last year, August 2014 home sales. 38% are under agreement of the whole inventory, better than Windham’s numbers this month!  When comparing this data for Salem NH real estate in July and June, we see the following:

Salem NH Home Sales Report for March 2015

Salem NH home sales number has stayed steady the last 3 months, but prices spiked this month and Days on Market dropped compared to February. Special noted:  average home sold for OVER the average list price! :)  Overall, number of homes were about the same as last year (including 4 new construction this year), but the price was better and the days on market was not as good compared to March 2012 home sales. A HUGE 35% are under agreement of the whole inventory – see below!  When comparing this data for Salem NH real estate in February and January, we see the following:

Pelham Homes Sales Report for February 2015

The price of Pelham NH homes has increased significantly in February.  Days on Market and number of homes deteriorated as much as 2 times compared to the previous months.  (Of course that could be partly due to the fact that 1 of the homes is a new construction, while the other two are older homes).  When comparing to Pelham Home Sales February 2014, we see a lower sales price and number of sales, and a significantly higher number of days on market compared to a year ago.  When comparing this data to January and December, we see the following:

Salem NH home sales number has dipped compared to last month’s number of sales, and selling price also went down 2 notches compared to last month.  Days on Market  while the inventory is low (overall numbers increased to 127  from 122 in January). Overall, the number of homes sold was a lot better last year, Days on Market, and price were both a lot better this year than last: February 2014 home sales. When comparing this data for Salem NH real estate in January and December, we see the following:

Salem NH Home Sales Report for January 2015

Salem NH Home Sales Report for January 2015

Salem NH home sales number is on the rise, and selling price is slightly up compared to last month.  Days on Market increased while the inventory is low (overall numbers increased to 122 from 115 in December). Overall, the number of homes sold was better last year, but Days on Market, and price were both a bit better this year than last: January 2014 home sales. When comparing this data for Salem NH real estate in December and November, we see the following:

Pelham Homes Sales Report for August 2014

Pelham Homes Sales Report for August 2014

The price of Pelham NH homes  sold remained “even”  over the last 3 months, , making the Pelham Mmarket very steady and consistent.  Compared to last year the sold price decreased while the days on market improved significantly as well.  Although the sold price was lower than the original list price, it still shows the market is very lucrative in terms of how quick homes get sold.  When comparing to Pelham Home Sales August 2013, we see a little higher sales price, the same number of sales, and improved number of days on market compared to a year ago.   Also, interestingly enough, last year the average SOLD price was almost higher than the average LIST price!   When comparing this data to July and June, we see the following:

For the seller:  17 High , originally listed for $244,900, this home sold for $250,000 in 7 days.  This 1984 built gambrel home has 3 bedrooms and 1.5 baths in 2064 sf with 3 garages on 3.72 acres. Congrats to the listing agent and the seller!
