Salem NH home sales this holiday season seem to mimic December 2014 numbers. Very minute differences here and there but still almost the same. From a high from October prices seem to be dipping now, which is perfectly normal since it is the holiday season, but still the Salem home Market is pretty strong, having just an average of 31 days before a sale. Here is a comparison with November and October, we see the following:

Salem NH home considering that it is almost the Holidays, Salem market has been almost identical with last month’s numbers. Although the days that homes stay in the market have increased somewhat, listing and sold prices have managed to stay the same.  Last years numbers are almost the same as well with slight differences in pricing   When comparing this data for Salem NH real estate in September and October, we see the following:

The price of Pelham NH homes  decreased in November and the number and Days on Market deteriorated.  Compared to last year in reference to homes sold is still about the same.  When comparing to Pelham Home Sales November 2014, we see a significant increase in sales price and home sellers value their homes. We also see a faster sale for home owners. When comparing this data to October and September, we see the following:

The price of Pelham NH homes  increased in November and the number and Days on Market deteriorated.  Compared to last year the sold price decreased and the number of homes sold increase but just by a few.  When comparing to Pelham Home Sales November 2013, we see a lower sales price, about the same number of sales, and high number of days on market compared to a year ago.  When comparing this data to October and September, we see the following:

The price of Pelham NH homes  increased in October compared to the last 3 months as well as the number.  Compared to last year the sold price has increased significantly while the days on market dipped.  When comparing to Pelham Home Sales October 2013, we see a higher sales price, about the same number of sales, and longer number of days on market compared to a year ago.  When comparing this data to September and August, we see the following:

Salem NH Home Sales Report for October 2013

Salem NH home sales have dropped down to “normal levels”.  Price is a little lower and Days on Market are about the same for the last 3 months! Overall, the number of homes sold, Days on Market, and price are about the same as last year’s, October 2012 home sales. 24% are under agreement of the whole inventory, which is a drop from last month’s of 29%!  When comparing this data for Salem NH real estate in September and August, we see the following:

Windham NH homes sales prices dropped a bit, while the number of homes sold stayed steady, and days on market “tanked”.  Compared to last September 2012 Windham sales, price and the days on market was significantly better for sellers this year.  Overall, Windham has 26% of the total inventory with an accepted offer… which continues to be promising!  When comparing this data for August 2013 and July 2013, we see the following:

Salem NH Home Sales Report for September 2013

Salem NH home sales remain high after the peak sales of 40 in July.  Price and Days on Market were about the same for the last 3 months! Overall, the number of homes sold, Days on Market, and price were better than last year’s, September 2012 home sales. 29% are under agreement of the whole inventory, which is a drop from last month’s of 38%!  When comparing this data for Salem NH real estate in August and July, we see the following:

For the buyer, 57 School St! Originally listed at $129,900, this bungalow had an accepted offer of $45,000 in 208 days.  This home, built in 1955, has 2 bedrooms, 1 bath and no garages in 1214 sf of living area on .21 acres.
