Pelham Homes Sales Report for August 2015

The  Pelham NH home sales number hit the high in number of sales (since I started reporting almost 2 years ago), and price and days on market remained almost the same compared to last month.  These numbers may seem low, but when you read below that the housing inventory in Pelham continues to have over 30% of the homes with an accepted offer, that’s GREAT!   When comparing to Pelham Home Sales August 2011, we see that prices were similar and the number of sales was a little higher this year.  When comparing this data to July and June, we see the following:

2013        Totals:  71 active, 15 under agreement (86 in all)

For the buyer: 67 Tenney Rd, originally listed at $429,900, colonial home sold for $360,000 in 64 days.  This colonial home, built in 1986, has 4 bedrooms, 2.5 bath, and 2 garages with 2,922 sf living area on a 7.54 acres located near Mammoth Rd.

For the sellers, we had 2 that sold above asking price, with the winner being:  11 Keyes Hill Rd.  This bank owned property was listed at $185,000 and sold in 9 days for $196,000.  This ranch, built in 1957 has 3 bedrooms and 1.5 baths and is located near the Pelham Boy Scout lodge.

The price of Pelham NH homes is on an upswing, if you look at the numbers for the past two months, the numbers have steadily risen, this month homes have sold real quick, with homes just averaging 14 days in the market. A big drop from the previous two months! Surprisingly homes also sold for what sellers have been asking for or close to it. When comparing to Pelham Home Sales July 2014, the numbers don’t lie, homes have sold quicker and at a higher price, but buyers still make purchases, which would indicate an upswing for the 3rd quarter of this year. Here is a comparison of the previous months and last years. In May and June, we see the following:

The price of Pelham NH homes increased quite a few notches compared to March. Prices jumped an astounding 100k!  Days on Market and number of homes started to pick up this month,with the average DOM at 8 days, homes are selling faster. When comparing to Pelham Home Sales April 2014, we see that the number of homes sold is higher, but prices and DOM are still similar, just a little higher last year. When comparing this data to March and February, we see the following:

The price of Pelham NH homes has increased significantly in February.  Days on Market and number of homes deteriorated as much as 2 times compared to the previous months.  (Of course that could be partly due to the fact that 1 of the homes is a new construction, while the other two are older homes).  When comparing to Pelham Home Sales February 2014, we see a lower sales price and number of sales, and a significantly higher number of days on market compared to a year ago.  When comparing this data to January and December, we see the following:
