Pelham Homes Sales Report for August 2015
The Pelham NH home sales number hit the high in number of sales (since I started reporting almost 2 years ago), and price and days on market remained almost the same compared to last month. These numbers may seem low, but when you read below that the housing inventory in Pelham continues to have over 30% of the homes with an accepted offer, that’s GREAT! When comparing to Pelham Home Sales August 2011, we see that prices were similar and the number of sales was a little higher this year. When comparing this data to July and June, we see the following:

Pelham Totals: 65 active, 23 under agreement (73 total) which shows a 4% Increase in the number of homes on the market last year (2012)
2014 Totals: 53 active, 23 under agreement (76 in all)
2013 Totals: 71 active, 15 under agreement (86 in all)

It’s great to see 30% of Pelham Homes are under agreement overall again this month and that the average sold and list price are so close again!! For the buyer: 67 Tenney Rd, originally listed at $429,900, colonial home sold for $360,000 in 64 days. This colonial home, built in 1986, has 4 bedrooms, 2.5 bath, and 2 garages with 2,922 sf living area on a 7.54 acres located near Mammoth Rd.
For the sellers, we had 2 that sold above asking price, with the winner being: 11 Keyes Hill Rd. This bank owned property was listed at $185,000 and sold in 9 days for $196,000. This ranch, built in 1957 has 3 bedrooms and 1.5 baths and is located near the Pelham Boy Scout lodge.
