The price of Pelham NH homes. In the data below, last month’s numbers (November) showed a bit of a dip after a strong market. But for December it has somehow bounced back. Both ave. sold and listed prices have gone up. And number of days in the market has dropped. Compared to last December’s numbers, still a huge difference, specially in the number of days homes are sold, home sales close 40% faster this year. When comparing this data to October and November, we see the following:

The price of Pelham NH homes is on an upswing, if you look at the numbers for the past two months, the numbers have steadily risen, by the end of May numbers are up on a 5 month high, this can be attributed to the weather conditions being more suitable, plus a demand that has been subdued for the first quarter of the year! When comparing to Pelham Home Sales May 2014, list and sold prices are relatively higher,  making last years DOM a few notches lower, but compared to DOM’s for the past two months, homes are of the market quicker. Here is a comparison of the previous months and last years. In March and April, we see the following:

The price of Pelham NH homes increased slightly in January and the number and Days on Market and number of homes deteriorated a bit.  (Of course that could be partly due to the fact that 2 of the homes were new construction)   When comparing to Pelham Home Sales Janruary 2014, we see a lower sales price and number of sales, and higher number of days on market compared to a year ago.  When comparing this data to December and November, we see the following:

Windham NH homes As you can see the average sold price and average listing price compared to last year, June 2013 Windham sales, is down by quite a few margin, compared to last month’s numbers sale and listing prices are also quite down a bit due to the over saturation of homes for sale. But Homes are selling faster with an average of 20 DOMS. As you can see the the steady incline from 2 to 3 months ago. An increase in inventory which is seasonally likely in the coming summer months may slow further price increases as well. When comparing this data for April and May, we see the following:

A big drop from the previous two months! Surprisingly homes also sold for what sellers have been asking for or close to it. When comparing to Pelham Home Sales June 2013, the numbers don’t lie, homes have sold quicker and at a higher price, but buyers still make purchases, which would indicate an upswing for the 3rd quarter of this year. Here is a comparison of the previous months and last years. In May and June, we see the following:
