Windham NH Homes Sold April 2012
Windham NH home sales dropped a bit in price and number since March, but competition for homes was FIERCE! Compared to last April 2011 Windham sales , prices were similar, but days on market now is much shorter and the sold/list price much tighter! Overall, Windham has 18% of the total inventory with an accepted offer… compared to the Salem NH market which has 41% right now! When comparing this data for March 2012 and February 2012, we see the following:

For a buyer of a Windham NH home, the DEAL was: 21 Stonehedge Rd, near Searles Rd. This colonial built in 1997 has 4 bedrooms and 3 baths in 2312 sf of living area with 2 garages on 1.90 acres. Originally listed for $425,000, this property sold for $395,000 in 182 days. (Not a great discount compared to the last 12 months of “Deal of the Month”!)
For a Windham NH Home seller, the “biggest” winner was 35 Emerson Rd, on the east side of Rock Pond. This colonial, also built in 1997, has 2 bedrooms and 2 baths in 1400 sf of living area with no garages on .23 acres and right on the water! Listed at $315,000, this property sold in 2 days for $320,000. Congratulations to the seller and their agent!
