Windham NH homes As you can see the average sold price and average listing price compared to last year, August 2013 Windham sales, is down by quite a few margin, compared to last month’s numbers sale and listing prices are also quite down a bit due to the over saturation of homes for sale. But Homes are selling faster with an average of 20 DOMS. As you can see the the steady incline from 2 to 3 months ago. An increase in inventory which is seasonally likely in the coming summer months may slow further price increases as well. When comparing this data for June and July, we see the following:

Windham NH homes sales number and prices decreased, AND the Days on Market went up slightly compared to last month.  Compared to last December 2012 Windham sales, price and number were approximately the same and the days on market were much better in 2013.  Overall, Windham has 24% of the total inventory with an accepted offer… which better than Pelham and worse than Salem right now.  When comparing this data for November and October, we see the following:

Windham NH home sales prices dropped this month compared to the last 2 months as did the number of homes sold (but that’s not fair since last month Windham had the MOST SOLD HOMES in my 2 years of tracking the statistics)! Compared to last September 2011 Windham sales , prices were down, days on market was similar, but the total was 50% higher this year!  Overall, Windham has 22% of the total inventory with an accepted offer… compared to the Salem NH market which continues to be very strong at 43%!  When comparing this data for August 2012 and July 2012,we see the following:

For a Windham NH Home seller, there were three properties that sold at or above the list price and 71 Castle Hill Rd was the biggest winner!  A 1985 built cape home with 3 bedrooms, 3 baths in 2411 sf of space on 3.68 acres listed for $349,900 and sold for $351,100 in 3 days!  Congratulations to the seller and their agent!

Windham NH home sales dropped a bit in price and number since March, but competition for homes was FIERCE! Compared to last April 2011 Windham sales , prices were similar, but days on market now is much shorter and the sold/list price much tighter!  Overall, Windham has 18% of the total inventory with an accepted offer… compared to the Salem NH market which has 41% right now!  When comparing this data for March 2012 and February 2012, we see the following:

For a Windham NH Home seller, the “biggest” winner was 35 Emerson Rd, on the east side of Rock Pond.  This colonial, also built in 1997, has 2 bedrooms and 2 baths in 1400 sf of living area with no garages on .23 acres and right on the water!  Listed at $315,000, this property sold in 2 days for $320,000.  Congratulations to the seller and their agent!
