Dracut Home Sales November 2010
Dracut home sales continued to close in November 2010, although this month, only 11 single family homes sold compared to 17 during the previous 30 day period. For this 30 days in time, we seem to have a higher average listing price and a lower number of properties compared to one year ago in the Dracut homes market, 2010: $324,900 (102 listings) and 2009: $314,900 (117 listings).
For the month Nov 10th- Dec 10th, we had 11 Dracut home sales which had an average listing price of $267,709 and an average sold price of $259,082 which is approximately $30,000 more than the average sales price of Methuen homes during the same approximate time period. Compared to the same period in Dracut in 2009, there were a WHOPPING 25 sales!? (Do you remember why…… recall that “tax credit”?) Average listing price and sales price of those Dracut home sales was up as well in 2009: List: $301,565, SOLD: $291,412 with an average of 97 days on market (compared to our 96 DOM during 2010).
WOW! ~ You might say…. “are we in a slump?” No, properties are still selling and the DOM is holding steady and despite the average purchase price of a home in Dracut dropping from $367,673 last month to $259,082, statisticians wouldn’t be alarmed. (We have very small numbers here that we’re working with….17 and 11 homes sold – just a couple more in the higher or lower end of the spectrum can really alter an average with that small a number!)

127 Phineas St was the winner! Originally listed at $209,900, this house finally sold after 102 days for $145,000. It seemed to be a bank owned property, stating it was to be sold “as is” and that the “seller never occupied…” What a great deal for a 3 bedroom, 1 bath house 1106 sf living space built in 1900 on .35 acres with a 2 car garage. (Not only that, but the buyers got $5,000 back at closing!) Certainly there must be some work needed on that one…
